Why it's a great time to move!
If you are already a homeowner and have been considering moving to a new residence, now is a great time! Sometimes it can be difficult to time a move and coordinate both selling your existing home and buying a new one. There are many variables that come into play: will you be able to sell your home, how long will it take to find a buyer, when will closing and possession occur, when will the new home be ready to move in, will we need to find somewhere to live in between houses? You may have already been thinking about some of these questions. When you have a home to sell, it is much easier to coordinate a move during a strong market. The real estate market in Utah, including areas like Daybreak, South Jordan, Herriman, Riverton and West Jordan, is a strengthening seller’s market. The increase in buyer activity is making it a good time to list your home.
We work with many clients who have homes to sell, some even relocating to Daybreak from another state. Our team has experience on how to help make your transition to a new home smooth and successful. In fact, our two most recent listings this month were under contract within a week and we are now working with these great families to close on their new homes.
Even though it’s a seller’s market, it is still important to research the market to price your home realistically based on comparable sales and other listings. The exposure you get in the first few days on the market is important to getting a good sale. If you list too high even after several price reductions you may not be able to catch up once your listing is stale. Another thing to keep in mind, is staging. I know this is the focus of several posts but it really is that important. Even if you don’t plan to remodel before listing, de-clutter and heavy cleaning before listing your home make a world of difference. It’s really worth every penny, and not just because elbow grease is free! You would be surprised at how much impact you can create by rearranging furniture; this helps your home feel larger and gives buyers a better idea of how to utilize the square footage.
The first quarter of 2013 is ending in a few days and it will be interesting to see the market data on pricing and sales in Salt Lake County. As soon as this is released by the Salt Lake Board of Realtors, we will give you an update on the blog.
While we await our local Q1 statistics, here is some interesting data from Daily Infographic with the results of a survey that asked 330k real estate agents what their opinion is of the 2013 housing market. The overwhelming majority of agents feel that the market will continue to strengthen throughout this year in terms of both number of sales and pricing. Additionally, Salt Lake City was ranked #4 on the list of best long-term real estate markets. This is good indicator that the appreciation we are seeing in the market is consistent rather than unstable.
There was good news for the new construction market in this survey as well. 77% of agents polled feel new construction starts will increase in 2013. There are a number of quality builders in our area and this is a great market to sell your existing home and build a new home in Daybreak.
