First Time Home Buyer in Daybreak

Being a first time home buyer is exciting! That being said, it can also be a stressful and overwhelming time. Having a great team of experts to help keep you on track is a must. I was chatting with another appraiser last week about first time home buyers. He did an appraisal for a first time homeowner buying a home in Salt Lake. On a sale, typically the buyer wouldn't meet the appraiser but she happened to be there during the appraisal showing her out-of-town parents the home. The future buyer was expressing some concern that she hoped all systems like heating, plumbing, etc were going to be in working order since this home was over 50 years old. The appraiser asked her if the inspector suggested many repairs. It turns out she did NOT have a home inspection. The due diligence deadline was passed so it was too late to negotiate any needed repairs with the seller.

Okay, so when I heard the appraiser re-tell this story I felt sick for this buyer. She hired a real estate professional to represent her, who she trusted to help her with this important purchase. Especially with first time home buyers that have not been through the process of buying a home, a good real estate agent should help the buyer with all aspects of the transaction - including education on the importance of hiring a qualified home inspector during the due diligence period. {Especially when the buyer had concerns about the cost of repairs and condition of the home!}

Even if you are not a first time home buyer, you are busy with work, life and family, so having a dedicated realtor to help you navigate the process (for example: keep track of and follow up on deadlines, arrange and schedule inspections, appraisal, final walk through, closing, etc, etc, etc!) is important. Not to mention having an experienced agent there to help you make sense of current market data and negotiate terms of an offer.
